
Design/Build Process
1. Initial Consultation – In this “introductory stage”, everyone gets to know each other. We discuss your preferred architectural style, family needs and lifestyle, building site, budget considerations, and whether you have selected an architect or plan to use our design/build services. We’ll review any examples of home styles or features that are important to you so that your wishes are known right up front.
2. Feasibility – In this step we outline enough detail to develop a rough budget range based on a checklist from the initial consultation. The Initial Consultation – including Feasibility – is a service of Zahn Luxury Homes at no charge.
3. Design/Build Agreement – In the event you do not have architectural plans, you may choose to proceed with our design/build program. In this case, upon acceptance of the Feasibility estimate, a Design/Build Agreement is entered into and drafting of preliminary floor plans and elevations begins. A retainer fee is required at this point, which is non-refundable and used to pay for plans, estimates, and soil borings. In the event a final construction agreement is signed, this retainer will apply towards the total job cost.
4. Value Engineering – One very significant step we take to ensure that you receive the most value for your home dollar is Value Engineering. Simply stated, we research alternative ways to achieve the desired result, whether in design, materials or building techniques. We will help you consider all available alternatives and guide you toward an informed selection. The goal is to achieve the best cost-to-value ratio.
5. Preliminary Estimate – At this point we will review preliminary plans with you and upon approval of plans, with final revisions; we can produce a reasonably accurate estimate. During this time we work closely with you to refine your specific choices to personalize your home. These choices include plumbing and electrical fixtures, windows and doors, interior and exterior finish, cabinetry, woodwork, trim, appliances, landscape and other details.
6. Final Construction Agreement – Upon approval of the preliminary estimate, we will prepare the final construction agreement. The documents include detailed plans and specifications, a payment schedule, and provisions to protect both parties.
7. Final Design Stage - Upon approval and signing of the construction agreement and an additional deposit, final complete plans are drawn which are suitable for permitting.
8. Let The Construction Begin! – The moment has arrived for the ground breaking of your new home. Ground breaking can usually begin within seven days after permits are issued.
